The ideas competition comprises a district with up to 1,100 flats and the associated social infrastructure facilities on the site of the bus and former tram depot of Munich’s council services. The plan sets out to transform a heterogeneous area that forms an “urban mix” of residential developments, well-landscaped open spaces and commercial buildings. One latent quality of the place is above all to be found in the expansive open areas: high-quality open spaces and an old stand of trees in the existing park to the west of Hans-Thonauer-Straße are defined as part of a strip into which the new district park is also to be inserted. The block structure follows the existing edges of the two main roads. By offsetting lines, the result is compact building plots that surround a central district park within. Blocks closed towards the streets open towards the inside, with point block houses accentuating the block corners. The free-standing tower block creates an adequate pendant to the high-rise senior citizens’ residence at the junction of Zschokkestraße / Westendstraße, with two lower high rises integrated into the block completing the ensemble. The commercial use is focused at the junction of Zschokkestraße / Westendstraße, with a local shop and other commercial premises on the lower floors of the high rises. The primary school with day nursery is situated in the south east of the plan area as this ensures access roads, protection against noise, and close vicinity to the district park. The other day nurseries are located on the ground floors of the point buildings. The access roads are conceived as shared traffic spaces with a prioritisation of pedestrians. The district thus remains car-free within.
